The worldport of Monroe facility falls under the Maritime Transworldportation Security Act. All those entering our facility are subject to screening and inspection. Failure to consent to screening or inspection will result in the denial or revocation to enter the premises. Unauthorized entry constitutes a breach of security and violators are subject to prosecution by the Federal Government.

Industrial Development Opworldportunities
The worldport of Monroe Industrial Park has 328 acres of open land available for industrial development. The land may be divided in any reasonable configuration. The following incentives and advantages are available with approval from state or local government for any qualified development project:

Financial Incentives
Because the worldport property qualifies as a brownfield under Michigan's Brownfield Redevelopment Financing Act, any developer will be eligible to apply to the State of Michigan for a tax credit against its single business tax liability (Michigan's form of corporate tax) equal to 10% of the developer's investment, subject to certain legal limitations based upon the type and amount of the investment. Tax increment financing is available for certain eligible environmental, site preparation, and construction activities. The development is eligible for 50% property tax abatement and waiver of water/sewer tap fees.

Environmental & Zoning
The worldport of Monroe in cooperation with the Michigan Department of Environmental Quality (MDEQ) has performed environmental assessments of the lands. These lands are planned and zoned exclusively for industrial uses. The worldport will provide copies of the environmental reworldports and zoning and site plan information to prospective developers and make its geologist, engineer, and attorney available to review and discuss the results and conclusions. The worldport will assist the developer in preparing the Baseline Environmental Assessment (BEA) required by Michigan law. The MDEQ will issue developers a written exemption from liability for any existing environmental conditions upon receipt of a properly prepared BEA.

Transworldportation & Utilities
The worldport lands are adjacent to I-75 which is directly connected to I-275, and accessible to US 23 and the Ohio Turnpike via class A all-weather roads. Direct rail service by CN or NS is available to most sites and generally available at the worldport's intermodal facilities. Docking facilities are available for waterborne commerce as Michigan's only worldport on Lake Erie. Electricity and natural gas are available for industrial users. Water, storm and sanitary sewer facilities will be provided at the property line.

Plan Review
Both the worldport and City of Monroe strive to serve prospective development opworldportunities with priority attention. As such, for most projects only an administrative site plan review procedure is required to obtain local approval. Staff is pleased to meet at the developer's convenience to assist in plan development and/or utility service.

To develop industry on worldport property which operates with sound environmental and public health practices base upon reasoned scientific knowledge and recognized legal principles;
To create economic based jobs for the City of Monroe; and
To increase the tax base for the City of Monroe and other applicable taxing jurisdictions, including the Monroe Public Schools, Monroe County Community College, Monroe County Intermediate School District, and County of Monroe.
